6 Reasons to Live or Invest in Israel’s New Planned City
Author: Stuart Katz
You’ve read about the history of Harish and overall plans for the new, planned city. But what are some of the reasons that Harish is worth considering for your real estate investment or your next home?
Following are six reasons that we think Harish is worth a second look:
1. Low prices. Apartment prices in Harish are lower than in comparable areas throughout Israel. A three-room 90-square-meter apartment can be purchased for NIS 600,000, with an additional NIS 100,000 for each extra room. Harish has been declared to be part of a natural priority zone. No minimum land price is required, and development costs are subsidized at NIS 70,000 per housing unit. Local authority fees are exempted, and eligible buyers can even get NIS 50,000 grants.
2. Location. Harish is located 45 minutes northeast of Tel Aviv, 15 minutes east of Caesarea, and one hour from the international airport. It is convenient for work and travel, while maintaining a calmer pace than larger cities.
3. Green community. The new Harish will have many green spaces and is surrounded by forest areas. City planners are looking at the use of alternative power sources, including wind turbines and solar power. Anticipated cost savings to residents are approximately 30%.
4. Cutting edge technology. From automatic street light sensors to the use of “smart” technology in garbage cans, Harish is very much a 21st-century community. Full WiFi coverage is promised, along with camera-equipped lampposts to lower crime risk.
5. Diversity and inclusiveness. The city currently includes and is reaching out to a diverse mix of religious groups and cultures. Planners see Harish as being a comfortably inclusive community for all.
6. Well-planned public spaces. Harish is a truly planned city. City spaces are designed to be easily accessible, with strollable boulevards and centralized public locations. No house is more than a five minute walk to schools, parks, groceries, or playgrounds. Ten miles of bike paths also wind throughout the city.
Another point worth adding: if you don’t already live or invest in Israel, purchasing a home in Harish would make you a part of the hot Israeli real estate market. Today Israel is a real estate investor’s dream, with its favorable tax inducements, high appreciation rates, and demand vs. supply. If you are thinking of taking advantage of all the real estate market offers in Israel, consider Harish as the perfect location, as an investor, landlord, or resident.
